Right here place, between the two hills of the mountain called “Kabukchiyata”, is situated the village of Kosharitsa, where in an area of 5150 square meters and only 2 km far from the seacoast, the complex SUNNY HOUSE is being built.

The resort is widely spread out between the peninsular town-museum jutting into the sea and the sea resort as well - Nessebar and the south side of the Eastern Balkan Mountains planted with trees and shrubs. Depending on whether you are buying a completed, half-completed or an apartment that is still in its initial phase of development (off plan), there are several different payment possibilities.
PAYMENT SCHEME:
€ 1500 deposit fee, 30 % payable with 14 days + preliminary contract,30 % after the construction of the framework and roof ,30 % plastered walls and ceilings, 10 % usage permit. In any case, a 1 500 EUR deposit is payable two days after you have reserved an apartment, which serves as a guarantee to both buyer and seller. The deposit will be subtracted from the price of the property in case of purchase. You can reserve an apartment after filling out our reservation form.
Reserving the desired apartment, gives you a 21-day period, that allows you to organize your out-look of the property or to arrange the necessary documents for the signing of the pre-contract. During this 21-day period, the seller cannot sell the property to a third party. In case he does, he is obliged to pay back to the buyer double the amount of the deposit – 3000 EUR.
Buying property in it’s initial phase of development

Considering the tendency of constant price increases of residential property, it is highly recommended that you buy your apartment 'off plan'.
Buying a half-completed property
70% of the total property value is payable, when signing the initial contract. The final contract states how and when the remaining 30% will be paid in accordance with building progress.
Buying a completed property
When purchasing a finished apartment the full amount of the sale price is payable.
If you’re buying a property in it’s initial phase of development, a half-completed property or a completed property, all fees that are in accordance with the Bulgarian legislation are also payable.
For your security, we recommend you find a lawyer (we can recommendone), who will perform the necessary checks, prior to paying the deposit. Once your lawyer is completely satisfied with the conditions of the sale, the purchase contract will be drawn up and then you will be given the payment schedule.
