“The Black Sea Hotel” *** is a part of the “Black Sea” holiday complex (consists of a hotel and residential part). It is located in the biggest and most famous Bulgarian seaside resort – Sunny beach. The “Black Sea Hotel” is situated in the western part of the resort in close proximity to the Balkan Mountains, just 5 min walk to the beach. This place is not accidentally chosen. The advantages that you will discover are the perfect combination of crystal clear air, peacefulness, and an excellently equipped recreational centre.
The “Black Sea Hotel” is easily accessible. In the area, new-built hotels are located, holiday villages and the major route Bourgas – Varna.
The hotel constitutes the eastern part of the “Black Sea” complex. It consists of a ground floor, four residential floors and one terrace floor. The glass cylinder is an artistic feature of the hotel and a panoramic elevator and a staircase which allow a magnificent view to the Balkan Mountains.
The ground floor constitutes all the servicing areas necessary for the high-quality services provided. The lobby faces the main entrance of the hotel. On the ground floor there is: a reception desk, lobby bar, restaurant with summer garden, office, and a shop.
The ground floor allowg you the possibility of reaching the garden area mainly through the lobby and through the restaurant. Sitting by the pool you can have a drink from the lobby bar.
The fitness centre is connected to the yard and the pool. In the basement there is a sauna, changing rooms, water-heater area, engine room, the hotel and restaurant storehouses, service entrance, entrance to the underground car park.
The hotel hasf 77 beds and 35 extra beds. All rooms and suites have terraces. Each of the four hotel floors has 7 rooms and 1 suite and a chambermaid room.
The terrace floor has 1 room, 1 suite, 1 presidential suite with sea view and a big terrace. There are hotel staff premises on this floor.
The hotel is luxuriously and comfortably furnished. The hotel rooms and suites have Internet outlets. They are all air-conditioned, equipped with TV set (80 channels), mini-bar, telephone. Some of them are equipped for people with health problems (there are panic buttons).
The suites consist of bedroom and living room with a kitchenette. The presidential suite includes two separate rooms and a kitchenette.

Expected income:
As “The Black sea Hotel” is a part of the “Black Sea” holiday complex, the buyer can automatically acquire the rights to manage the whole complex upon purchasing the hotel (together with the adjoining land and swimming pool). That means that except for the hotel, the buyer undertakes the maintenance of the entire complex (swimming pool, green area, etc.) as well as of the residential part.
The owners of the apartments (44 persons) in the residential part of the complex will conclude a contract with the new owner. They will pay annual fees for:
- maintenance of the territory;
- maintenance of the swimming pools;
- maintenance of the common parts of the residential part;
- maintenance of the green area of the complex;
- all year-round security;
- use of the swimming pools;
- electric lighting of the common territories;
- electric lighting of the common parts of the building.
The annual fee is 5.70 Euro per sq.m
Discounts are possible as follows:
- 4.75 Euro per sq.m yearly for each apartment – upon advance payment for 3 years
- 4.00 Euro per sq.m yearly for each apartment – upon advance payment for 5 years

The use of parasols, chaise-longues, sauna, Jacuzzi and fitness centre will be extras paid for by the owners of the apartments.
Apart from the maintenance contract, the buyer may conclude a contract with the owners of the apartments for renting out their properties during the period they are absent (the price is subject to agreement).
