The Lake Houses Complex is an ambitious project that aims to meet the needs of investors and thus fulfill their expectations. It will feature eighteen individual and unique holiday houses, each built on a private plot of 500 sq.m. When the clients buy their plot, they will be able to choose their new house from three architectural designs. The construction will start when the reservation deposit is given and will be completed within eight months.
The Location
Set among the beautiful scenery of the Rhodopi Mountains and surrounded by a pine forest, the holiday development will overlook the shores of the Batak Lake, which is some 100–150 m away, suitable for all those who love water sports, fishing and sunbathing.
For those who wish to learn how to ski, there is a short ski run just behind the complex that is suitable for beginners. For the more experienced ones, only 2 km away or approx. 10 min drive is the Jundola ski area, where the ski runs are of different size and difficulty.
The nearest big town is Velingrad (12 km), which has a reputation to be one of the best and most developed spa resorts in the country, with approx. 80 mineral springs and number of spa procedures offered.
The complex will be approx. 50-60 km from the ski hot spot of Bansko and some 100 km from the Sofia Airport.
The views
The complex will have a western disposition. Each house will have a view to the lake (from the veranda to the east) and a view to the mountain (from the bedrooms to the west).
The house types
Upon purchasing the plot of land, the client will be presented three projects to choose from, as follows:
a) Single-storey 2-bedroom house type Ivana; living area of 88 sq.m; Price: 92 350 Euros
b) Single-storey 2-bedroom house type Stella; living area of 95 sq.m; Price: 96 800 Euros
c) Two-storey 3-bedroom house type Christopher; living area of 116 sq.m; Price: 115 000 Euros
Completion
Each Lake House will be completed within 8 months after the reservation.

Lake Houses Maintenance (compulsory):
The annual maintenance fee is 6 Euros per sq.m. of the house (VAT incl.) and will cover the following:
• Maintenance, cleaning and electricity bills of the common parts
• Maintenance of the common gardens
• Standard repairs occurring from the normal use of the building
